Roof replacement in Colorado Springs
A full tear-off, a sound deck and a permit on file. Here is what a new roof from us involves, day by day.

Replacing a roof here is a two- or three-day job on most homes, longer on steep or complicated roofs. It always needs a building permit from the Pikes Peak Regional Building Department, and the work is inspected before the job is closed out. We pull the permit and book the inspection.
What happens on the job
| Stage | What we do |
|---|---|
| Before day one | Permit issued, materials delivered, a dumpster placed where it will not crack your driveway |
| Tear-off | All old layers removed down to the decking; landscaping and windows protected |
| Deck check | Soft or delaminated sheets replaced; you are shown them and the cost before they go on |
| Underlayment | Ice and water shield along eaves and valleys, synthetic underlayment on the field |
| Shingles and metal | New drip edge, flashing, pipe boots, vents and shingles nailed to the manufacturer's pattern |
| Cleanup | Magnet sweeps of the yard and driveway for nails, debris hauled away |
| Final | PPRBD inspection, then your paperwork and warranty registration |

Choosing what goes on
Most homes here get architectural asphalt shingles. If hail is the reason you are replacing, look hard at Class 4 impact-rated shingles: they cost more up front and stand up better to the next storm. Standing-seam metal is the other long-life choice. Our materials guide compares them, and the replacement cost page gives planning ranges.
Snow and freeze-thaw are why ice and water shield at the eaves is not optional here. Ice dams form on north-facing eaves every winter, and that membrane is what keeps the meltwater out of your soffits.
Questions about roof replacement
How long does a roof replacement take?
Two to three days for a typical one- or two-story home, more for steep pitches, multiple layers or a lot of rotten decking.
Do I need to be home?
Not for the work itself. We like to walk the roof plan with you before we start and show you the result at the end.
Will the inspection hold things up?
The PPRBD inspection is booked as soon as the roof is done; it rarely delays anything you would notice.
